A typical inspection takes between 3 and 5 hours, depending on the home’s size, age, condition, and the accessibility of mechanical systems. As a courtesy, we ask that homeowners and sellers agent prepare to be away from the property for 4 to 5 hours. Unforeseen factors—such as obstructed panels, issues found that require additional investigation or hard-to-access spaces—can affect the timeline once we arrive on site, and having the home clear allows us to perform a thorough, uninterrupted inspection.
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase.
When shopping around, remember that low prices often reflect limited service. You are making one of the largest purchases of your life, choose an inspector based on the quality, expertise, and detail they bring to protecting your investment.

You don't have to take notes during the inspection. We will document everything in a written report. It's much better to follow the inspector through, listening to his comments to make sure you understand. It's also a great opportunity to ask questions and to clarify anything that confuses you.
We take multiple photos of all pertinent items so there no need for you to take photos.
Absolutely! That is what we are here for. Bringing a note pad is not necessary since everything will be in the report. However, if you would like to bring a note pad, of course you are welcome to.
You should dress comfortably and be prepared to spend roughly 1 hour walking through the home with the inspector once the inspection is complete. Usually, the walkthrough/question period will begin once the inspection has been completed. Depending on the size of the home, we will indicate what time the walk-through will be when we send out the confirmation email.
Attendees are limited to a maximum of 3 people.
Inspection reports are delivered via email by the end of the next business day. If you book on a Friday, please allow us until Monday to complete the report.
If you have a specific deadline or require your report by a certain time, please let us know when booking.
No. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision as to whether or not you buy the house. The home inspection is very important but it is only one piece of the puzzle. Only you know all of the factors at play. Your real estate professional can help you here.
A home inspection is a professional opinion based on less-than-complete information. It's a little like getting a check-up from your doctor. It improves your odds of good health but there is no guarantee or warranty. Some problems can only be discovered by living in a house; they cannot be discovered during a home inspection. For example, some shower stalls leak when people use the shower but don't leak when you simply turn on the shower. Some roofs and basements only leak when specific weather conditions exist. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. As such, we cannot and do not offer a warranty on the house.
We currently have 2 full-time professionals available to perform inspections and have been through a comprehensive training program. Continuing education is also a part of every good home inspector’s life.
Both our inspectors are registered with Consumer Protection BC.
Our inspectors bring top-tier training, hands-on experience, and excellent communication skills to every job. Tom is a graduate of the Carson Dunlop Home Inspection Training Program, and Daniel is a graduate of InterNACHI. Their extensive knowledge is reinforced by the more than 150 inspections we perform each year, as well as ongoing continuing education programs to keep their skills sharp.n.
Our team of inspectors is ready to serve you quickly. However, when the sale of a home is conditional on the results of a home inspection, we recommend that you allow at least three days to arrange for a home inspection.
